    Frequently Asked Questions

    Am I required to use your Contract?

    No. At this time HQH does not have a separate contract, you will use a MLS Contract. However, there is a HQH Builders Addendum, several disclosures, and the famous Good Attitude Agreement, all are required. Which contract you use will depend on if it is a pre-built (Spec) or Pre-Sale home. Our Sales Manager, Tyson Kroon is more than happy to assist you with your offer and guide you through the process from acceptance to closing. Our documents include required disclosures, cost breakdowns, timeline info, title company information, etc. which in turn allows for quicker responses, and acceptance time frames.

    What happens if I already submitted an offer without the forms?

    We will reach out with the required forms to present to your Buyer. You will then e-mail the Buyer signed Contract and all forms to the Tyson Kroon.

    What if I want to use a different Title Company than you have listed?

    Our preferred Title Companies know the business and how to get homes closed fast. If your Buyer prefers to close with a different Escrow Officer it can be accommodated but it may cause a delay and/or additional costs for the buyer.

    Who do I make the Earnest Money out to?

    The earnest money should be held by the selling brokerage in Trust. Notice to Proceed Funds will be made out to the builder when the time comes.

    What if my Buyer is unable to pay the earnest money stated on your guidelines?

    We are flexible, depending on the situation, please ask! Keep in mind additional earnest money may be required later if there are upgrades or, if they buyer is unable to put down sufficient earnest money, they may not be able to make customizations.

    How long does it take to build a home?

    Every situation is different and time of year matters, but in general it takes about 6 months to build a home from contract to finish. Some homes may be completed sooner, or some longer depending on size, time of year, weather, and allowing time for buyer selections.

    Do you build on the buyer’s lot?

    Yes, if it is in our area. There are unique factors to discuss for every lot, so just reach out and schedule a Discovery Meeting to get started!
